01The challenge
The owner wanted a villa where the whole family could vacation for a few weeks each year, and that could be rented out the rest of the time. It had to stand up to the island's sun and wind and be easy to clean between guests.
02Design concept
We chose the wide-veranda style of the tropics: two-meter-deep verandas wrap around the first and second floors, shading every window.
The pool sits in the middle of the courtyard, and every bedroom looks down onto the water and the row of palms.
03Living spaces
The first floor has the living room, kitchen and two guest bedrooms. The second floor has three bedrooms, each with its own bathroom and balcony. A separate service kitchen and storeroom let housekeeping staff work without disturbing guests.
04Materials & details
- Insulated tile-look metal roofing, rated for level 12 storm winds
- Terrazzo floors that wipe clean easily and don't hold sand
- Outdoor furniture in teak
- Rattan and bamboo furniture from craft villages in the Mekong Delta
What guests praise most is the veranda. Rain or shine, you can still sit outside.
Results
The villa reached an occupancy rate of over 70% in its very first rental year. The deep verandas markedly lower the room temperature at midday.
